It's usually slow between Thanksgiving and Christmas, but it picks right up after Jan 1. 

We live on a Christmas tree farm on 35 acres.  

Christmas at Gma's was awkward there for a bit. 

We were lucky to get a house in Mascoutah in a good neighborhood last year around Christmas for 106, put about 10 in it and it appraised at 155 and rents for 1400/mo.

If you're a doctor or high-income, hands off individual, than by all means, buy really nice 1% deals in nice-to-trophy areas and let appreciation and equity-build-up take care of you.  

We will be having our Cash Flow Night during our Christmas Party in December.  

I find that happy section 8 tenants do their best so I like to send large gift baskets on major holidays, offer discounts during Christmas, etc etc.

I’m having a hard time kicking her out especially around Christmas.

Now I chose to invest in Memphis just because I liked the opportunity and I liked the city, plus it helped that I travel there for work lol I'm your same age and I own 1 property and I just put my second under contract right before Christmas.
