A lot of them exclude short term rentals so make sure you are upfront with your carrier and they have a policy for you.

My insurance agent told me that her carriers will not insure an LLC if it holds more than one property.

I have 3 Rentals that are all housed in their own seperate LLC's.I would like to get a Umbrella Policy as well.Spoke with a couple Insurance Agents and finding it difficult to find a carrier to provide an umbrella that covers me personally due to houses sitting inside LLC (Mixed use).   

If so, there are fewer insurance carriers willing to insure.If not, there are many other options to insure an older 3 family. 

Payne is the low end carrier and ameristar (I think thats it) is the low end trane/american standard.

After spending lots of time reading many posts here on BP regarding insurance, I've decided to go with an additional Commercial Liability policy to supplement the landlord policies to cover both properties.Since the liability insurance is with a different carrier different than the landlord policies I was told I will have to remove the liability insurance from the homeowners policies so the new commercial policy (3 million) will cover any liability.In general, am I giving up any liability coverage from the landlord policy that may not be covered by the commercial liability policy when I terminate that coverage?

People's Trust is my insurance carrier for all of my multi-family properties, and I have American Integrity for one of my houses, with a policy that "doesn't cover" the roof.

Unfortunately, many agents tend not to answer any kind of call/email/text message/smoke signal/carrier pigeon with any sense of urgency.

There are a few carriers that offer that design ability... most don't do it well.Feel free to reach out and I can explain more in detail, but there is alot of information in the above link.

Many carriers will not be OK with that type of risk.
