I can see how this could be a huge pitfall and would easily sacrifice my chances of scoring a good deal.

Its possible she/he already had plans and work to do, and was making a sacrifice and doing her best to squeeze you in regardless.

If I could go back I would probably be more diligent and not go over 30% on each revolving account at the sacrifice of accumulating more property.  

*Sigh* Based on what some of you are saying, I might have to sacrifice a few hundred dollars a month and trade it for the appreciation rather than focusing only on cash flow.I guess if I’m still in the positive at the end of the day, that’s still a win I can accept for now since I’m just starting out.When I gain more capital and experience, my attitude will definitely change and I’ll be able to get exactly what I want later.Just need to bide my time.  

It's a sacrifice most people are not willing to take.

I do  that intentionally so I get a larger pool to choose from, I prefer to get the best tenants even if I sacrifice a little rent. 

You can get a bigger reward faster if you're willing to sacrifice more on the front end (time).  

As well as our willingness to sacrifice comfortable housing and quality of life right now in order to afford to make investments to secure financial freedom in the future.

But to become better, we have to exert effort and make sacrifices.
