(Not to be confused with non-owner occupied which is all but irrelevant for almost all private loans -- another topic.).Various parties, including your broker and lending attorney will provide the Note, Deed of Trust or Mortgage, sales contract, preliminary title insurance report (prelim), lender instructions to escrow or title, fire/hazard insurance policy, lenders title policy requirements, a host of state and federal disclosures, and much more I can’t remember off-hand.

Once you have at least preliminary drawing, then you can take those to a contractor and the bank to get an idea of the construction costs and the loan requirements.

This all preliminary as I don't have any additional information until next week when we visit the properties and review the numbers.

Our son does the preliminary designs and renderings, then we have an architect do their notes, etc.

My preliminary thought would be that Sandusky would provide similar demographics of B-C areas of Toledo and Cleveland, without the D-F areas.  

One option is to include a preliminary approval of the project as a condition of purchase, but this can take time and might make your offer less attractive if other people are looking at the property.
