IE long due diligence (only reason is to find a buyer) the subject to the phantom partner  etc etc... so when realtors go dialing for fsbo's don't get to upset  Yeah I feel like some wholesaling tactics have become similar to outdated sales tactics...they worked until everyone figured out the same tricks.

Jesse Olsen your qualification amount can only be determined by a qualified loan officer who is familiar with FHA guidelines on qualifying income, debt-to-income, etc. unfortunately, most of what I tend to find online is incorrect or outdated.

That excludes FHA and VA loans, except the messy FHA 203K.In an old home, you're dealing with construction that's not up to code, like knob & tube wiring with fuses instead of breakers, outdated plumbing, leaky fieldstone foundations, etc. 

With all the strict VA guidelines and such, how feasible is it to be able to get a somewhat distressed, more along the lines of very outdated but livable, property with a VA loan?

In other areas of the US a house that is more than 20 years old may be considered outdated and undesireable.

Find a place that is in good enough condition that people can live there, but has outdated kitchens and baths, beat up hardwoods, desperate need for painting and other cosmetic upgrades.
