Jesse Olsen your qualification amount can only be determined by a qualified loan officer who is familiar with FHA guidelines on qualifying income, debt-to-income, etc. unfortunately, most of what I tend to find online is incorrect or outdated.

That excludes FHA and VA loans, except the messy FHA 203K.In an old home, you're dealing with construction that's not up to code, like knob & tube wiring with fuses instead of breakers, outdated plumbing, leaky fieldstone foundations, etc.
