I'm doing this alongside another job as well and through doing this I hope to better myself and increase my knowledge for after college so I can have a diverse portfolio to help me with my future career.

Aside from school, I am working alongside a mentor who is starting a new healthcare venture, and he is teaching me the ins and outs of starting a business.Currently, I have set a goal for myself to acquire at least 1 rental property, and generate positive cash flow from it, by February 1st, 2017.

It’s a very rewarding process but there have been no shortage of hiccups along the way.  

Good thing he didn't stay just because of that hiccup.

Total added renovation costs $25,000.Obviously not optimal, and my first major hiccup in the state.  

His job is to get people to invest along side him.   

Wholesaling is a constant factory of marketing, processing leads, making offers, selling properties, managing transactions and dealing with the hiccups that occur with this.

If they can't come up with a few thousand dollars for an EMD, then any hiccup at all will be too much for them to close.  

Didn't seem like an issue until I saw NPV calculated alongside the 50% rule.I don't necessarily use IRR to make decisions, because the decisions I make by default have a favorable IRR.
