Are their different platforms that would facilitate these types of connections?

I just don't like the idea of me working extra to make the rental a more affordable thing for a tenant by subsidizing that rental with my other income source(s).As to the 1031 exchange: if you were to have a HELOC on your personal residence, you could use that to instantly pay off the mortgage balance if needed to facilitate a 1031 exchange; so you can defer the full payoff until you are in a 1031 exchange scenario.The best advice that I've read in the other posts in this thread was to use your CPA for tax PLANNING, not just tax preparation.

The whole idea behind seller financing is to help facilitate a sale by bridging the gap between under qualified and qualified.

Adrian M I'm not sure if Bill Exeter is a CPA or not, but he is a 1031 facilitator( I believe that is the correct title) and that for a living so definitely speaks from experience in that arena.

Am I on to something here or can you pull some strings down town to change the property lines around to facilitate a lower tax rate?

Dodd-Frank, I don't believe uses the words "lease-option financing" what you will find is that the DF encompasses the SAFE Act and establishes authority over any consumer RE transaction that is designed, intended to or facilitates the transfer of title in a 1-4 family dwelling by doing so.You will be very busy looking up the statutes that have been modified, adopted or the recension of regulations, going back to 1938 that I noticed.Much of this stuff lies in definitions, you can't just read the word "make" or "makes" or "maker" of a financial obligation and assume it means the same thing as a car maker or one who makes cookies, the English word has different applications.

But IMO that's supposed to facilitate the professional cleaning that takes place between tenants.

If you hang it up the folks that have dedicated themselves to facilitating your success will have to find a new way to make a living and/or alter their standard of living.

I'm not an attorney, but I'm somewhat familiar with Maryland real estate law and practices (my wife has her real estate license in Maryland)...In Maryland, it is illegal for a pre-foreclosure sale to take place without a qualified intermediary (read the bill for definitions) facilitating the sale. 

I am simply facilitating the deal outside of the market I am licensed in.
