Jacksonville is a crime ridden hell on earth...just had a shooting involving a 13 & a 16 year old...I would advise waiting 6-12 months before you do anything so you can see what you are up against and hope you get posted elsewhere...just my 2 cents worth !

That's like asking why any employee is lazy or why are we on this earth 😂I look at it like this: opportunity lies in the ability to exploit that which others cannot/will not see.

End of school year and beginning of summer I usually drop of the face of the earth for a few weeks due to kids/family/vacations etc. 

Basically look for cash flow and growth in equity... compare that to the risk on your cost side to make sure you're covered.Where on earth did you find a bank that would fund that way... and up to 85%??  

If no one has been prepared to pay the asking $100k up until now, how on earth can it be a 'steal' for $100K?  

Oh, and don't forget to use Google Earth to verify the neighborhood grade for any prop you consider!

In other words, you will have land, transactions take place on earth, not in space.
