Make sure that respected realtor's opinion is backed up with strong comparables, a second opinion is probably a good idea if you're not experienced valuing properties.That's a nice cushion to go in with because something will come up that will lower your profit margin.

I know some experts say to have a savings cushion first, but I figured I didn't have a cushion with all that debt so it didn't matter, just better to get out from under it and be free.
