Not learning from mistakes or contemplating what went right / what went wrong in past tenancies would be foolish.If a tenant is evicted I can guarantee that tenant isn't walking around saying "my favorite landlord was Bob because he followed the law when he evicted me.

We have a lot of trains, and you can hear them through the night sounding their horns from any part of the city, no matter how well insulated your home may be.But right up against the tracks is a different story.The city is contemplating some sort of fix that would allow trains to go through without the horns, which would make renting properties near the tracks much easier.Any advice about purchasing near train tracks?

While I am on the topic of lease terms, I was contemplating creating a group of 5-10 investors and creating a bulletproof lease for all of us to use that complies with all state regs and hits all of our pain points (like one of mine this week was a tenant who thought it would be a good idea to put a trampoline, with no sides of course in the front yard of my SFR)..
