In my 50+ years of renting to people with pets, the pets have not done any severe damage, just carpet/floor damage, if any, and usually carpet cleaning with pet treatment is sufficient.

Unless you are in an area where there is a specific demand for that type of unit (I've heard of someone doing well with this near a hospital, housing the families of people who travel from out of town for long term treatment) then I would pass on the furnishings.
