We buys houses - website

If you were to dumb it down to one single rudimentary difference between "cheap" solutions vs Lead Propeller and Investor Carrot type sites its this: buy it yourself, pick it yourself, build it yourself, maintenance itself, back it up yourself, restore it yourself, patch it yourself, replace plugins that are no longer compatible yourself, become an expert in 3-5 different types of technology that all are "supposed" to work together yourself AND let someone else more effectively do it for you for very little "extra" money than what it would actually cost you.I have built countless websites on Wordpress, countless plugins, recovered from viruses, done some Joomla/WIX, HTML, etc sites and I can tell you: IT SUCKS.

Door Knocking - What to say when they answer?
15 March 2019 | 27 replies
My partner who did the door knocking always had either Fresh Salmon Smoked Salmon or Elk Jerky at the ready for a door gift. then if he landed a big patch of timber or was working on one say 1mbf or better that owner got to go fishing on his RAnch on the Oregon coast and that sealed the deal 99% of the time.I can't imagine though door knocking in the iffy neighborhoods If your trying to buy low value assets I would think that is pretty dangerous...

Best Ways to Cut Costs on Rehabs

They are also fully insured (liability and workmen's comp). For a typical 2000 sf house, 3 color interior (trim, walls, ceiling) and a 3 color exterior (siding, trim, doors/shutters), plus moderate sheetrock prep/patching (total maybe two boards of patching and lots of prep) and moderate siding work (total maybe 10 boards of siding and lots of prep), they'd charge about $4500 (anywhere from $4000-5000).The additional benefit of working with them is that they sub out most of the rest of the work that doesn't require permits (demo, finish electrical, finish plumbing, carpet/vinyl, carpentry/doors, etc), so they manage about 70% of every rehab.

Refinish pine floors or install 'Pergo" or laminate?
26 April 2017 | 31 replies
Pine still looks good but not as luxery as oak and its softer and scratches more easily.Other factor is it needs patched in a few places where wall/doorway was moved and heat registers moved. Is a pergo laminate oak floor better than pine?

They'll need to calk the trim and patch the nail holes on the trim. For exterior painting after the windows go in but I also wouldn't recommend painting on the hottest day of the year.

I think you need to account for that in-order to know your return It was recently renovated (new paint and carpet/HVAC), so when I looked over the property I noticed it might need a new gutter/downspout out back, possibly a new rubber roof (or patch) and some odds and ends.

Trouble with Flooring
21 September 2016 | 2 replies
I ripped up the old laminate flooring and when it came time to install there were cracks in the concrete sub-floor--it appears there was some patch work done--that looks to be the result of asbestos.I'm looking to see if anyone has encounter a problem similar to this in the past and see what options I have.Any thoughts or insight would be greatly appreciated.

We just turned the upstairs over, tenant seems to be taking good care of it where maybe some patching and paint needed but otherwise just a deep clean as I would for anyone else.
