Once again, thank you for your perspective  So a really quick look at the info only in the mls (no other source) I drew a 2.5 mile radius around Hunters Creek and their are currently 38 single family homes for rent 17 are under $2700/mo and in the past 90 days, there have been 63 that have been leased.

@Drew Sygit - The numbers on paper look too good to be true when looking at the FMRs for properties in Detroit that you can seemingly pick up for like $55K and rent for like $900.
