They are both real investors whose statements can easily be verified.What I find surprising is that from the early posts there were statements made by folks who never took my training, but yet you consider them authentic, just because they have posted here before.Why have they not come forward after I asked them to reveal their true identity?

With Cash the property is as good as sold --> with Conventional the buyers inspection may reveal issues but those for the most part can be kept and worked out between the buyer and seller ---> with VA loans the VA inspector comes out if something is found not to standard it can essentially derail your loan process........... that's why it is typically not preferred when compared to other loans...

It does not seem like any effort real effort was made by person managing property to contact the tenants and the tenants did not make any real effort to contact the property manager.My recent discussion with the tenants revealed they have spent all the money that should have been going to rent.

In my many years of buying and selling loans, I have found that the due diligence process is like opening a new book to reveal the story and it’s many chapters.Let me explain...after I’ve completed my due diligence, where I have eliminated the loans that don’t fit my criteria, I then decide which of the remaining loans I want to purchase and at what price.I start at the very beginning of each row and move across the spreadsheet telling myself a story as I hit certain fields.
