If this is something he's doing as an add-on for just you, he probably has no systems in place to make the job streamlined.

How about streamlining the process to offer a 1 page letter of intent saying you will go to contract if terms are met?  

If you find an experienced one with a good record, they should have the system streamlined and can support your investment.

You are basically taking the hardest part of the real estate business and streamlining it for them.  

Some of the big names are 365villas, Streamline, myvr, Lodgify, and Bookerville.

Some people do this to streamline their flips, but I have done houses from $145,000 to $300,000 ARV and wouldn't put the same cabinets and appliances in both.

Investing in a system that would allow tenants to request, provide a time and day/schedule options for us to send someone, and confirm that the request was complete along with feedback, I think would really streamline our maintenance and impress tenants/be a cool selling tool.

We had no trouble explaining the source of funds, as they were all easily documented, but to streamline this process the next time around, we will set up a single account and put all or most of the down payment into that account prior to the 2 months that the bank will want to see statements for.

I've learned that cultivating a few of these types of relationships are much more beneficial in the long run as you know exactly what they want AND you'll end up essentially 'shopping' for them, which we all know is a much more streamlined and methodical way to approach the hunt for deals than doing it backwards.
