HUD is currently being sued at the top appeals court level of federal court over the fact that the Dallas PHA has possibly been "steering" low income housing program funds to complexes in low income neighborhoods, thereby defeating a main point of funding affordable housing.

NO NO NO This isn't investing, it's speculating AT BEST. in 10 years he might make 45k per year but he already lost 140,000 (plus expenses, inflation, etc)steer very clear of this guy, he isn't investing he's trying to brute force his way into the market.

In fact, that was the first piece of advice my attorney gave me when I told her I'm buying rental property: steer clear of Section 8, it's NOT worth it.

This is the cap rate formula I used before I found BP - I thought I would post it now that I have people that can steer me in a better direction if need be.
