It’s been surprisingly nice working with a semi-big bank

I'm BRRRRing a property out of state and have had some semi-minor vandalism to the home while it's under construction so I need to get some cameras in there.

Because of this, in choosing a property to house hack, I’ve been looking at places like corner lots, semi secluded lots, and condos/townhomes with backyard entry (as opposed to having guests come in through the front door) bc I figure these sort of set ups will mitigate neighbors having to SEE STR guests as much. 

We had a semi-rural trailer park here where the manager put a rundown trailer for sale on craigslist for $600.

I lightly stage, semi sheer drapes in the front room & dining room, air mattresses all dressed up in the bedrooms, fake plants/trees.  

Ultimately someone needs to be in control of decision making though and doing things by committee will not work very well with a group of semi-active decision makers, which is what JVs often turn out to be. 

This particular tenant is semi-handy.  

Our last partnership was with semi active partners, but we still carried a good portion of the weight, and we realize that we are looking for more of passive partnerships with us handling the bulk of work.
