If that is the case you don't have to ask how to "get out of it".So I think that is where you are finding the resistance you are seeing, instead of asking "how to get out of it" ask "How can I determine the real value before putting it under contract". 

If I know whose stuff it is and am also going to start invoicing them for my time/landfill bill.We are resistant to cameras too, but that may be where we are headed.

Goal was to fix it over a period of a year and then rent it when it was acceptable and allowed.Think about this - if every question was met with resistance and arrogance, people would soon stop asking questions.

That should be fun.....let me know what they say - most lawyers wouldn't think to do that, you should be sure to know what to expect when the seller's resist some of those terms.
