As I read each one of your points, I can't say there is anything that I would particularly take issue with as I believe that most of what you say is in line with how I perceive the local market here in So Cal.

Most people that I observe who attempt to mail to estate reps are too worried about getting there first and have no sense of why a letter that arrives when the problems are perceived as overwhlming by the PR will have a higher response rate, other things being equal.

I think people perceived that I had the intention of screwing her over.
