Normally that would not be likely but banks are struggling right now to stay a float with tighter asset and financial requirements.Cash is king and having cash in hand and not in the form of a second lien position or excessive tradelines as a debt goes a long way in your underwriting approval.You are right, now is the time to borrow against a primary and buy more real estate.

And you need to be well capitalized to both start (first/last/deposit/furnishing) and to float your costs till you build a solid book of business.It's not just a matter of finding a place that rents for $1000/m to you that you think you can average $1,500/m in bookings.

Not many of these "investors" can afford to float the $700-1200/month they're short, plus legal fees, for a year if a tenant knows how to play the system.

I have not researched if there are any big companies in this small town keeping it a float, i think because its just outside of Verona/Madison 35 minutes is its lifeblood.
