As per the previous messages in this thread, there are disadvantages to garage conversions.

What are the benefits/disadvantages of owning an LLC compared to receiving the commission directly through your name at the end of the year as a 1099? 

Don't get me wrong, I'm not trying to discourage the idea of acquiring / owning single family residences as rentals for wealth creation, it is a completely valid and proven strategy with both advantages and disadvantages. 

It's not human nature to help another party out more than yourself in business, fair yes, selling at a disadvantage, no.Now, Nancy, I did not say you were being predatory but if you look at the picture above objectively you might see why I was advising to take care not to be predatory.

Defined contribution plans have their advantages and disadvantages, They can create a discipline if you lack it to put money aside.

It seems that having to generate your own leads would be a huge disadvantage, are there big pluses that might compensate.

That agent though can't just send me the same stuff I get from the MLS unless 1) I didn't already know about it2) they can provide insight that brings value to the transaction.Working with the buyers agent does put me at a disadvantage 90% of the time.
