Today during my audit, by the nice man at the IRS (I filed an amended and requested a refund ;-) I am full time real estate with no W2 income.Anyway, he said "Since I am using a Non Passive Single Member LLC to buy properties, sell properties and manage rentals, I should be putting my properties on Sched C, subject to self employment tax instead of Sched E.

And i am using the buy and hold strategy.

My guests are coming for the same type of things, tons of activities, national parks, amusement parks etc in my market that they are coming to.  

The hypersensitivity is kinda amusing really...

Note: I have about 20 K of 0 percent interest credit that I am using before I use my own cash.

At this point I am using Mass Save not to convert to gas, but to replace my oil fired unit with another one because the quote I got was for $6250.A little over a month after buying this property, I have paid another $5950 in cash, and took out a 0% interest loan for the other $6250 over 5 years in unexpected but necessary expenses… Please don’t take this as me complaining, because I am not.
