If its homepath and 100% EMD the one thing I will watch for is to make sure you do your inspection and due diligence within the alloted time.Last time I had a homepath deal, my first one, I got a verbal counter from FNMA, the LA was late to inform me, then the back and forth on the price several rounds, and I didn't know then when FNMA counters that very day, was the "acknowledgment date" and I had 10 days from that day to do my inspection.

Even with my tenants if they call me I always call back as soon as possible or tell them I am caught up with something else and acknowledge them reaching out to me.
