I dry my clothes in my bathroom by hanging them on the shower rod and I blow a fan on them and turn on a heater in there, and turn on the overhead fan.So, you'll either have maintenance issues from your coin-op washers and dryers, or from tenants sneaking in washers and not catching all the lint and plugging up the drains, or using a bunch of water.Conclusion: Put in washer/dryer hookups. 

If the place is indeed empty (no food, clothing, medications, personal electronics, etc.), and the father himself has turned off the utilities, it's considered abandoned.

It really isn't hard to remove the popcorn, It can be messy, but just put down drop cloths.

They put their smoke-smelly clothes in the laundry room.

Does he she balance their money, put rent and utilities as top priority;or clothes, dating, expensive rrstaurants, socializing etc.

Now, Imagine you own a small retail space on Rodeo Drive in Beverly Hills or 3rd street promenade in Santa Monica with an upscale clothing tenant, it's a "1 of a kind" property.

Tenants can always get a portable clothing cabinet or chifferobe to use.

I am sure they live there, not staying over, because I saw his clothing & shoes in the closet in the room, with a few boxes of size 4 diapers that can only be for his son but not the tenant's youngest daughter who is going to be 3 yo soon.

. ($30)  At move-in we also loan the tenant the use of drop cloth runners (to protect the flooring on move-in day), furniture moving blankets, furniture sliders, furniture lifting straps, a step stool, and a picture hanging tool kit (with small hammer and picture hooks).
