There have been occasions where a borrower has a great history with one of our loans and they initiate a credit bureau to contact us to verify and provide a mortgage history that credit bureau will add to borrower's account that will be included in scoring.The loan and payments should be included in your loan application when qualifying for other loans including traditional conventional loans. 

I always had an extra 200 to 500k in cashiers checks with me just for those occasions and about 2 to 4 times a year I would prick up a screamer with no bidding competition because I was the only one with a check.

HF managers will often opt to work with wholesalers offering a nice profit in many occasions.

I think this site is a good place to learn from others and help to avoid costly mistakes. l really have nothing to offer other than good luck but should the occasion occur I'm a firm believer in helping others.  

On other occasion, some deals just go under the table.

On the rare occasion that I act as buyer's agent for another person, it is generally an investor.

Personally, I can be a vindictive SOB on occasion so take him to court, countersue for lawyers fees, emotional suffering, loss of other investing opportunities, specific performance, breach of contract etc.

There were a few occasions where I passed on bidding on a property because of lien position or other possible clouds.

On occasion, the lender can go off market rents. but expect a little conservatism.

I have talked to a few contractors but have not had occasion to go through a house with one.
