Fannie has issued guidelines for how soon a defaulted borrower can get finance underwritten by Fannie; I am typing in from memory, but you can look it up: * Pre-foreclosure sale (short sale is the more commonly heard term): 2 years * Deed-in-lieu of foreclosure: 4 years * Foreclosure: 5 years IMO, this is based on whether the lender has to deal with liquidating the real estate.
