This is a very divisive topic; any group taking that approach will be lambasted in the media.Similarly, if the "Horrible, Unconstitutional Toledo Lead Ordinance" is making you angry because you will have to spend money to address peeling paint, I don't have a lot of sympathy for deferred maintenance.

I have had a run in with the Division of Real Estate in Utah which caused me to chat with the Division in Idaho.

Except now the Greenlight Loans, a division of Nationstar Mortgage LLC, forcing me to get prequalified for financing with them.

Now there are many new businesses that have moved into the downtown area, and there is a new University of Windsor campus division downtown as well. 

We have our own amazing Property Management division, that charges LESS for repairs and ongoing maintenance than outside PM's...again because we own our own construction company. 

I was working for Marcus and Millichap commercial real estate division in Midtown NYC at 20.

Its very thorough, but like most systems, works best for the middle of the range of PHA sizes and extremes in rental variation, as the system doesn't work well in places where there is very limited data (many rural PHAs), markets with rapidly rising/falling rental prices (SF for example), or places that have complex neighborhood divisions and wide range of rental cost within their jurisdiction (generally big cities). 

It's hard top make accurate sold comps.so I do the best I can with the closest like houses in the zip/sub division.
