My son is 2 so I still remember the first few weeks, what a crazy mix of happiness and exhaustion :) I guess it goes without saying, but take lots of pictures & vids.

But on the other hand, the Disney brand and experience are so strong that it seems like they would be able to withstand this and make adjustments.Hard to invest in a market with these uncertainties.

I would recommended CPVC as it can withstand higher temps as opposed to PVC.

Makes sense, since the evidence is humidity or moisture is what reacts with the drywall, but at some point whatever the flawed content is in the drywall would be exhausted and stop reacting.  

Looking for out-of-state investments so want to make sure and do a lot of research on the area and this is a great starting point to see if cities are growing/declining and if wages are increasing and withstand rental prices/increases.

You can buy a rental with a decently sized downpayment to learn the ropes for a lower COC return but witha  higher downpayment you can withstand vacancies without going underwater and have room to learn from your mistakes.My first rental property was an all-cash deal and was purchased for less than $200K.
