The Con is a bigger down payment and slim to no cash flow early on.

@Jamie Henkin making an offer never hurts, however most turnkey operators work on pretty slim profit margins so don't expect a large discount off purchase price. 

Numbers are a bit slim, and might work if the HOA is in a strong financial position.
