Maybe not, if you don't love to paint & swing a hammer.

I have read some on the forums about de minimis and a $500 threshold per item/invoice but am still uncertain of the proper tax treatment.These would be tools such as a small compressor, wall texture sprayer, hammer, pry bar, chalk line, broom, safety glasses, multi tool, trash bags etc etc.  

We don't want tenants using a hammer, screwdriver, glue, saw or drill on our properties.

@Lucas Hammer unless I'm mistaken, a unique way to use an FHA loan to buy an investment or income producing property is to purchase a duplex.

I introduced myself naturally, and he just kept hammering me with questions alongside a HUGE attitude.

You don't need a golden hammer to drive nails. 

It's not romantic and it's not fun and there may be some hurt feelings on both sides, but in my opinion, hammering out these kinds of things is absolutely crucial before you make that kind of commitment.  

Yes, there are some great builders out there that know how to run a business and not just swing a hammer but using the whole cost/s.f. number should only be a guideline and not something to base your final numbers on.
