I also loved the fact that there is someone out there who is creative and sensitive to the buyer. 

Perhaps because I've been a lender, I'm more sensitive to the issue, but if I ever found out someone made a "strategic default," I'd never loan him a nickel.Like I said, it's called a "promise" and "promissory note" for a reason.

The volume just isn't there with local brokers because most of the volume is handled by middleman companies (Safeguard, FAS, Cyprexx, etc.).If you have any questions feel free to message me.

There are also some that use Pressure Sensitive Adhesive (PSA) disks, pretty much a sanding "sticky", but I've never used one before except for my detail sander (a whole other topic).You should also hook up the sander to a vacuum to collect the dust.

You ssem to be quite sensitive for someone who is supposed to be in business.

Being a landlord is tough enough as it is and you have those safeguards in place so that you don't have to have it be tough on a day to day basis.

So I likely would not be able to assist you with something time sensitive.
