As someone who wishes to house-hack as I start out this venture, this was disappointing to hear. 

That being said we are disappointed in the tenants approach to this matter. 

I'm a little disappointed that they don't use yard signs (though I am not the professional so I don't know how effective that is I assume most people probably search online and they list everywhere there). 

This deal is likely to end in disappointment, but OP could absolutely come back and succeed on the next deal with the benefit of further education, experience, and a well defined plan.

i have been listening to him also, and at the end of his free course he offers 10 more ways to advertise, create a lead list, etc....Kinda disappointed... because I felt the whole free course was just a climax to the sales pitch.

At the end of the day I know I have felt sometimes like I am exhausted only have a very self-aware and disappointing moment that I realize I didn't really do anything truly important.I've also been a tech exec for 15 years and the email space invaders "don't let an email hit the ground" where you just see emails coming in all day long is extreme.  

Pics and prospects were usually disappointed when they did an in person tour.

On a side note, I am usually disappointed by water-based Kilz products. 

I'd rather see you realize that than be disappointed with buyer's remorse, or worse yet try to get in while short cutting all this work, because that really could turn into a financial disaster very quickly.
