Things like demo, patching, painting, refinishing floors, small tile jobs (backsplash), and yardwork are all easy to learn to DIY - YouTube has a ton of learning videos.

@Andrew Kennedy in a perfect world a spouse would be that Ying for the Yang, reality rarely works perfectly. 

Both issues will likely require you to demo and then replace a lot of material to just get to the root of the problem.

It is very good, not too far off what i'm looking for, and i'm likely to use it until I demo some of the other programs more.

These could be Demo, Rough utilities, Roof, Final finishes, CofO, etc. – whatever you and your lender agree to.

It was a quick demo to be honest (3 days) dumpster was moved right away and cleaned up before I even got the call.
