In this case the paper trail would unravel quite quickly and both parties would be in jeopardy.However if the seller were willing to put the whole 4.5mm into a new property worth at least 5mm there should be ample equity to then take out an LOC or other debt instrument against the new property.

I ask first for the trailing 24 months income & expenses (Annual Property Operating Data), and the trailing 12 months rent rolls (mostly to match up the stated rents with the income numbers, and to look for "bunching" in the lease expiration dates.

20KAt that point in time I would like to complete a full ironman triathalon, go on extended back country hiking (tried a 70 mile trail, but only made it 25 miles in before turning around), and travel for extended periods w/ my spouse.
