He most likely abused the plumbing system letting hard waste going through the line and most probably used harsh chemicals such as drainex causing these issues.

However, I question how you would govern whose listing is whose and the nightmare of ensuring people aren’t abusing the system.

Also have a requirements list that they get with the application - rent can be max 30% of income, max number of people in unit, full deposit required before moving in, no drug or sexual convictions, no bankruptcies or evictions in the past 5 years.

Also, IMO (depending on your market, tenants, etc.) there is a possibility of abuse if tenants don't have to pay for utilities. 

I would also investigate to see if it's breaking because your tenant is abusing/neglecting it or if it's something outside of his control.The same is true for all these repairs.

If you had to repaint the townhouse after just 17 months, that shows the tenant abused the walls and they should pay a portion of the cost based on the remaining life. 

One thing that should be recognized, though, is that the reason Industrialized nations did survive without communist revolutions is because eventually governments bridled capitalism, allowing unions to form, enfranchising the working class, cutting back on abuses, enacting Social Security (Bismarck did that first.)

This is another reason I prefer not to have "non-real-property" included in the rental.Appliances and AC systems take the most abuse....If you can estimate the loss in value, I would would certainly assess a charge.

I want to provide financial stability for myself and my partner and our children and I want to make sure me and mine are protected (financial abuse occurred during my marriage and has made me conscious of the need to protect myself).

Honestly, I don't feel safe building my marketing campaigns solely on text messaging because, like Facebook ads early on, there are a lot of adjustments being made to ensure people aren't abusing this marketing channel.
