Just my 2 cents, based on experience and keen observation over the years.

I am just making the observation that younger people are even less likely to use the phone, more likely to text. 

You highlighted that our video hasn't got many views -- another good observation!

I know there is turnover involved and generally the people I've observed who own property don't go beyond 3 properties (I have no idea if this is the rule or my limited experience).You all have an incredible amount of knowledge so I appreciate any help you can give on helping expand my mind.Thanks,Jim

Do 40-50 projects a year and you'll have enough volume to go to a supply house and negotiate.The issue as you've observed is that going to Restore or other such salvage operations is that it's unpredictable.

It's a matter of acting prudently in getting into any business relationship with someone.I knew I wouldn't get away at making an observation without more explanation :)Need to look at the big picture, does any party have an unfair advantage, did one party take advantage of the other, did the lender do any due diligence that could reasonably be required by any lender, there are many aspects to determine if there is any predatory practice.

Current observations show that inflation is tracking almost perfectly with The Fed's targets.

I'd suggest just going to the auction to observe it, it's definitely an eye opener.
