And yes when you work in the industry full time it is easier to find deals since you are always looking at properties and networking with other realtors/investors/etc.If you are planning a move I would consider studying for your Colorado license rather than a Texas one, there is no reciprocity between the two states so you would essentially have to start over.  

Sometimes educating tenants on market rents, and what it would cost should they decide to move is overlooked and invaluable.

If the tenant wants to move, I think it would be compassionate of the LL to let them out of the lease.

If we're talking inches then obviously the move is to buy a wood chipper.

But, if they feel they have to move, I just need 30 days notice.They'll probably try every angle to try and convince you to not raise the rent, or not raise it so much - but they will probably stay anyway, if you just stay firm, but nice, and say, "Well, I understand that you might want to leave.

He told me that to ask for more people in the same house for the same rent, is a problem he has dealt with before. 10 years, and his vacancies are less than a week, each time someone needs to move. I
