I was able to get a 20 year fixed HEL in 2nd position at 2.99% interest (they had a floating HELOC currently at 2.5%).

My target was 10% for a long time but now I am looking to buy in the path of development and just hoping to float the property with the rents.

.- Float the idea about real estate investing to relatives who have no experience and they say it "sounds risky"- Get back into your everyday life and after you know it, a few years go by.- Consider short term rentals or maybe long term rentals or maybe buy land and build something or perhaps trailer parks are hot now...or maybe passive investing in apartment buildings?

Seems like there are some good ROI floating around, however I have no experience in Illinois.

To present an alternate view:You can get a 10/1 ARM where the rate is fixed for the first 10 years and floats after that.

Bottom line is that some of my subs are larger businesses who don't want or need to be paid until they're done (That works great for something like HVAC, which is really predictable... not to mention inspected... work)Some of my subs aren't small and can't or don't want to float certain expenses...

Its common for builders to float money on the back of the contractors .
