Between youtube, podcasts, audio books, books and bigger pockets forums, there is a lot of knowledge available so I would exhaust all those options first and then get into a mentorship program. 

This thread is completely exhausting.

If you like property from a buy & hold perspective, I'd encourage you to completely exhaust your refi options prior to exiting.  

I had a bunch of law students and they always had money to pay, but were so exhausted that they'd forget to give me a check.

A guarantor simply guarantees payment, nothing more and before any guarantee might be enforced the vendor must exhaust all prudent collection efforts from the maker of that obligation before making demands.  

Med students are supposed to be great, like law students, because they're too exhausted to party. 

All they do is study and they're too exhausted to party, and spend most of their time at the law library. 

And by the time it is all over with, and the eviction process is long, we are absolutely exhausted!
