I use an electronic payment app through the bank that holds my mortgages to make the payments and there is a button I can push to make specific principle payments.

Because they don't have electronics, very few parts and are easy to repair.

So, I have access to pre-vetted forms for my state and a service called authentisign to have them electronically signed.

TenantCloud is free for up to 75 rentals and can handle marketing your rentals to multiple sites, tenant application and screening, electronic signature of documents, payment tracking, maintenance tracking, owner reports, and more.

I haven't used it and cannot speak to it.Zibo.comThis is another free website where you can collect rent electronically and have an interest checking account.I am still looking at this, because not all my tenants pay electronically. 2 like to mail checks.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

I consider it a selling point to get tenants to pay electronically through Cozy, to help build their credit (and so I don't have to deal with paper checks).

If you're willing to explain the electronic locks to your guests on Saturday night, or you just don't give a **** if they're standing outside in the rain pissed off, then don't worry about it. 

I want to accept it electronically in a way that prevents partial payments.
