Contemplating your yield without concern for default risk or adversely prepayment risk would be an injustice.

Adam posted again, so I edited here to add: Setting property aside prior to the loan may be an issue in showing that the transfer was in contemplation of the loan so that such theory may be pursued. :) Follow Adam's advice, all still pertains in Mo.

I'm not sure how long you've been contemplating jumping in, but now that I've done it, I'm much happier than when I was just contemplating it.

I was contemplating painting the ceiling tiles but I didn't want to get crazy with out of pocket expenses.

The boiler system is actually still working and I'm contemplating if I should replace it with central air/heating or keep it as it is.

As I'm learning and networking inside and outside of BP, I've been contemplating on a few different avenues in acquiring properties.

@Jay Hinrichs That's not something I've ever contemplated, so I reserve the right to be wrong.As I look at the rougher parts of greater Boston, I've never seen anything that would make me think that the main streets are safer than side streets.I have a few cops in the family.  

I think they did this to allow for the one off deal like the OP is contemplating.. its not intended for those in the business of seller financing to use or get around DF
