I would not rely on bank statements solely, as I have seen cases where the money was in the account one day, and gone the next due to gambling problems or identity theft issues.

Gamble wisely.And you need to very clearly understand the risk trade-off that they do not bother to explain: you're trading a secured contract with your property as a collateral for a (most likely) UNsecured contract.

The thing that stops me is that even though I'm a podcaster's ideal listener: I binge listen most of the work day, recommend the ones I like, and rate and review everything I listen to, the thing that stops me is that I can't convince myself someone hasn't already done what I want to do, and done it better.Maybe I'm too hard on myself, but I suspect I'm seeing the situation authentically.

The 5/1 for long term is a gamble at best although for the next 8 years or so, it's much more profitable than the 30.
