And than you run a sales appointment and the home owners are going on and on with an architectural digest out how they want this elaborate $220k kitchen reno and than say there budget is $35k, can you make it happen, you NEED to make it happen, because they can't settle for anything less than Brazillian Walnut cabinets and Italian Marble c-tops....

That means architectural and structural "as-built" drawings, a 8-12 week wait for permits before starting work (and that's a minimum, longer if you have plan revisions), separate heat source for the basement unit, separate electrical panel for the basement unit, and a handful of other odds and ends.

Then I also had to get architectural drawings as well- decided that since I was spending so much money we should move the laundry room upstairs and move the bathroom to a new location.I don’t know if any other post has ever stressed the BUY RIGHT but if there hasn’t been one let this be the first- Typically someone who goes over budget by so much is usually left broke and crushed under the weight of it all- Luckily I had enough cash and the ability to complete the rehab and get from under it and not let it stop me from doing other projects.Will post before and after pics shortly.
