Career/life goals: - $100k/month passively- Would like to one day open an Assisted Living facility back in MA using real estate tools to potentially fit out larger SFHs, hiring other nurses/aids- Would like to 2-3 flips/year to pay off some of the rental properties to increase that monthly passive income- I love nursing as of now, so I don't know if I would drop the license after retirement.. would keep a W2 going but I know it'll hinder scalability- Played pickle ball for the first time the other day in San Antonio and I want to build a bar/facility back in MA as a hobbyI'm all over the place with the goals, but any advice on whether to maintain the buy and hold strategy vs selling one off to pay one off would be greatly appreciated.

Its such a powerful software system that its patent pending I have been using it for over a year myself to make sure it is enterprise ready before I invested and put my name on it.. and just last week I closed on two deals in Portland right off of MLS that will make more than 150 to 200k Each in 6 months or so.. this software is going to cost less than half of what this guy is talking about .. and come with full instruction videos and access to myself and others..

Home warranty companies are garbage.... they are in the business to make $$, so that means they will jerk you around with service call fees (on top of your premium), hire the cheapest worst companies to do the repairs- they will band aid the issue as cheaply as possible and provide horrible customer support when the issues keeps coming up over and over. yes every now and then some person will get lucky with "I got a whole new HVAC system for free", but those are unicorns surrounded but thousands of people that get screwed by home warranty companies.Save the $$ and use it for local contractors that YOU hire and work with- the hard part is finding good one.
