If you don't mind me asking how long have you been a Real Estate Agent in the area and what are your observations that you see that would affect an out of state investor?

The trend I've observed over my career, having assessed over 1000 MF transactions the focus tends to be predominantly on the Net Operating Income (NOI), rather than the replacement value of the asset.

You are not going to be able stop the inspector from conducting a full inspection of the property,  He will ask you what work you have conducted and he will make his own observations and go from there.  

The realtor making the video must provide their observations while they take the video.Perspective - Without a video, you can’t get the flow of the property.

I would go to county auctions and observe for at least 3 or 4 times.

can you "observe" the property for 24 hours to see if anyone else enters ?
