Hence why 15k wont get you too far unless the properties your looking at are 100k and below but even at 100k you still need 25k so your 10k short.

I personally wont give a wholesaler a non refundable deposit.. if the deal cant close for some reason they will normally ghost you.. this is probably new western or one of those outfits.. who rely on FOMO high pressure to get the deposits up front and released like that.

if they are not cutting it as agents they certainly wont as wholesalers.. wholesaling is so much tougher and capital intensive.. wipe out rate for agents is what 70 to 80%  and wipe out rate for wholesalers is about 95%..

Most lenders wont provide a mortgage on a "tiny home". and rental rates wont be much higher than a hotel.

PS Rochester and Buffalo were ground zero for much of this stuff also there were groups buying those homes for 10k packaging them up and selling them for 80k to investors from England. the city / state finally cracked down on that and there was some folks that got in trouble on the criminal side of it.. you can google it.. wont mention names but you can find it if you dig deep enoughBut this is nothing new.. buying hood rates for pennies and selling them for dollars to foreigners and unsuspecting out of state folks.

I just get the impression that it isn't really worth their time and they wont manage nearly as well as you would but I could be wrong and I'm sure there's a 1/1000 pms who treat the management professionally regardless of the number of units.
