I'm not 100% sure about each one's different benefits and cons, but which method would you recommend to use if you were in my position?

btw you can buy at least 2 properties in Memphis TN with $50K using the BRRRR method.

I ended up going with a market I had already been to, Huntsville, and learned to do long distance real estate investing as well as the BRRRR method.

I understand that BRRRR would provide more cash flow, but from what I've read this method also requires more time and investment.

The class instructor did show us various creative financing methods, but most of the time was spent trying to hype people up to become better people and help other people out of a foreclosure situation.
