I personally use and would recommend Empower as noted above, easy to use and has a nice interface on the computer as well as the app on my cell phone.

@Nicholas Amante The numbers at purchase are a good baseline but if the detached garage was converted to an ADU, we can expect values and other metrics to change.Without all the facts and circumstances at hand, I won't make an explicit recommendation as to which percentage split to use but, whichever allocation you end up using, I would recommend using it across the board.
