If you quickly answered yes, you are A/B .   

The house is a B-level property in a B-level neighborhood.

The income and price have uncoupled from each other over many years.Similar story in BC, but Vancouver has a lot of foreign capital so income is less of a factor.I live in AB and we saw a huge run up in price because Ontario and BC folks came with significant capital.

I'm in AB, so it's a bit different.

The home is in a B class neighborhood inside of a good school district.

Talking to sellers and getting signed A-B purchase agreements is only a small part of what it takes to close a wholesale deal.

Whether you target A, B & C class neighborhoods for cash flow or explore up-and-coming areas for long-term appreciation, the city has something for every investor.

I lived in Saint Louis for most of my 20s (and grew up in the general area), but even after being gone for over 10 years, I wouldn't trust my ability to pick locations outside of the no brainer A-B areas.I hit my FI number and have left my "golden cuffs"; I don't know your situation, but I what I can probably promise you is that it is going to take longer and be more difficult than you expect. 

Over 1500, it better be A/B neighborhood and reasonably updated.
