I think using a deposit model where they can get some those prepaid rate back upon closing is a good way to induce commitment.   

But get them and the family staying in the home both on the lease since the insurance is paying the rent, but the family is usually responsible for the deposit.

Then after they take their fees, and any repair costs for the month, I get direct deposits to my account of the remaining balance.

Hello @Luis Herna,In this scenario, the buyer should provide the EMD (Earnest Money Deposit), as they’re the one ultimately purchasing the property.

A realtor who used to have a PM company called "JBS Realty" until this month.He used to manage 8 of my properties and is currently refusing to pay out multiple 5-figures worth of rents/property reserves/security deposits/unpaid utility bills owed. 

For example, when I take on a rehab I typically deposit the budget into a separate checking account solely for that rehab and pay all the rehab expenses from there making it easy to identify in my bookkeeping.

I also offer specialty deposits including real estate trust accounts.

My inherited tenants ALL SMOKE and none had security deposits.
